About Gail LongI assist buyers and sellers in St Johns, Duval, and Clay counties. I have experience in all forms of real estate transactions from first time buyers, military buyers/sellers, corporate relocation, new construction, people navigating simultaneously selling and buying, and older adults wanting to downsize.
What differentiates you from the competition?I provide top level customer service based on the individual needs of my clients. I understand that buying/selling a house can be exciting but often times it is stressful and my goal is to alleviate as much stress as possible.
If you had one message to get across to future customers, what would it be?I tell my clients they don't get rid of me after closing. I want to be their real estate resource well into the future. If they need contacts for tradespeople or even a recommendation for a local dentist, I have a network of people to refer.
What is the biggest marketing challenge that you will face in the upcoming year? The biggest marketing challenge is competing for people's attention in a world where their online options for information are endless.

What technologies are transforming the real estate experience?Searching for homes has been impacted greatly by AI. Not only are people using the different platforms to ask it to provide a list of homes in their target area and price range, but they can also filter searches by asking the platform to only show homes with updated kitchens, or fully fenced backyards.

How do you stay competitive in such a dynamic industry?I want to stay as up to date as possible with the changing market conditions and any new laws, so I regularly attend classes and meetings.

What’s your approach to building long-term client relationships?I stay in contact with my clients by sending monthly mailings on topics about homeownership and other real estate related topics.

How do you navigate challenges like interest rate fluctuations? The hardest part is people thinking if they wait rates will drop, but for the last several years that hasn’t been the case. So, it’s important to have conversations about working with the market we are in and making decisions on what is instead of what they think or want it to be.

What makes a property stand out to buyers today? Most buyers are wanting move-in ready homes. So having your house well maintained, clean, and freshly painted in a neutral color will be very appealing.
